Richmond Hill’s Solar Subdivision

Enchanted Forest – Solar Subdivision by Royal Pine Homes

Enchanted Forest in Richmond Hill features the NEXT step towards renewable energy communities.  Each of the 112 houses include a solar thermal hot water preheat system, complete with 40 gallon storage tank. This is the first commercial approach to on-site renewables.  Highly supported by the Town of Richmond Hill, the development will save 336 metric tonnes of green house gas emissions per year. All of the houses are rated as an EnerGuide 82 or HERS 48 which is 20% better than the minimum ENERGY STAR standard. In addition to the solar thermal panels, the houses feature insulated sheathing, ultra-high efficient HRV by Vanee, a 90% condensing furnace, humidifier and drain water heat recovery, air tightness of about 2.0 ACH, low-E argon ENERGY STAR windows and efficient lighting.

With the help of Clearsphere and C.Caswell and Associates, Royal Pine surveyed  home purchasers regarding whether they would be interested in purchasing additional upgrades. Approximate 80% of the purchasers of phase 1 homes answered the survey and nearly all of these people attended and information session hosted by John Godden which led to 20% buying additional upgrades to their homes under construction.  These upgrades included a 16 SEER a/c and a high efficient HRV by Vanee called the 90H-V ECM. This experiment has shown that homebuyers may very well be interested in energy efficiency more than the industry thinks. We need to find ways of engaging and informing homebuyers, and provide the option to buy energy efficient, environmental features.
